Private lenders are non-institutional lenders. They are not controlled directly or indirectly by the government; nor a bank or credit union. They can often finance scenarios that are outside of traditional underwriting guidelines.

They can provide flexibility and options for proving income, certain credit complications, and a variety of other criteria not addressed via institutional underwriting guidelines.

Rates and closing costs do run higher with private lenders.
